My overall rating for this work is 7/10
Firstly, drawing 8/10
The animation is solid enough and the graphics are smooth while the sex shots are seductive enough so I think it deserves this rating.
Secondly, the story 5/10
Well, the story is very simple and it works. Where a simple mistake by the landlady leads to her having sex with a high school student. Well, no one focuses much on the story after all, and it's a hentai work.
Third, the characters
The girl is cute, but she's not a really memorable person
