IS this OVA chronologically situated before or after events in last episodes of TV series ?

kinda surprised none here asked this question yet as answer is quite important coz it would make more sense to watch it in the right time. considering events in the end of tv series.
so once again >
Is this OVA chronologically situated before or after events in last episodes of TV series ?
( Currently interested in OP MC genre. Recommendations are welcomed, preferable those yet not on my list )

This OVA takes place long before the last episode from the TV series ( this OVA takes place during the first half of the series).

Asread didn't produce this special or ova they were even exist in that time

The OVA is based on a special chapter from the manga numbered 63.5. It was named Side Story Ikkoku Isle Maroon-ly Hearts Club in the latest Viz translation I believe.

So the OVA technically takes place after episode 35 which adapted chapter 63.

Canonically the anime adaptation of Maison Ikkoku is a bit all over the place. It doesn't adapt all of the chapters linearly and jumps around between early and later chapters a lot similar to its predecessor: Urusei Yatsura.

But you should be fine watching it after episode 35 I think.

This episode takes place before Mitaka
