Book 12, physical edition

I have been trying to track down the physical edition of book 12 of this comic, but it's just seemingly impossible. The only one I've found is a rather tatty ex-library edition going for quite too much on Ebay

Anyone know why this book is so rare? If anyone knows how to get ahold of it I'd appreciate directions, but at this point I'm mostly curious why this particular volume is so hard to find
