| The basement garage area of my condo had water in it from September 11 through September 19 and when the restoration people came last Monday, they ripped up the carpeting and the padding from the utility part of my basement. Obviously, the garage did not have any carpeting. But when they did that, it revealed 30 or 40 cracks in the foundation that they said we’re not severe, but do you need to be filled with sand and then the crack filler then the whole thing needs to be water sealed, and then the whole thing needs to be primed and then the whole thing needs to have some kind of epoxy paint put on top Apparently, between each of those applications, I need to wait 24 to 48 hours in between and then I can utilize the space again I realize you were saying something perverted, but it’s such a shit situation I was barely keeping it together when I was dealing with helping my dad get all fixed up in his new apartment at his new residence But now I have to deal with all of that and getting my dad’s house sold well also simultaneously working full-time and fixing up the entire bottom floor of this condo Good Times |

| @Bee-Sweet all that from a leak? sand doesn't seem like the best filler for a crack because it doesn't hold shape, why not concrete instead? in the UK we don't have basements so your garage must be a slope leading under the house? is this building insurance doing it or are you doing it yourself? |

| @thinkpad The homeowners association paid for the leak repair and the complete restoration. However, they are not paying for whatever we decide to do with our basements after their completely dried out.. Essentially the way this condo is you drive straight in to the garage and then there’s a stairwell going up and then behind the stairwell is the utility area that has the furnace and the hot water heater and all that kind of stuff in there and quite a bit of storage area And upstairs living room, kitchen, bathroom bedroom, spare room, and a super huge walk-in closet But there is no slope The leak was coming in from the mainline in the back utility area so not up by the garage door or else I would’ve just opened it and the water would’ve went out The cracks don’t go all the way through the foundation they said they’re surface cracks and I thought about using concrete to fix them since it’s a concrete flooring The main part of the crack filler is like a quick concrete and the restoration people told me to just like put sand into the cracks, but not filled up all the way, and then put the crack filler stuff on top. Let it sink in and then put more on. It’s just a super big project that came at the wrong time. |

epoxy is probably safer against future problems if it's also used in pool repair, I like the look but never used it. Would be a fun job for me. |
