Is there a place to watch this OVA with subs?

The one on KissAnime had a shitty sub (sorry)

The grammar was enough to make me crazy. I get the gist of the first half but the second half I'm just meh.Cannot understand the sub

I have yet to find one without the bad subs. I think most of the websites have the bad subs version.
